    Yup, already completed.
I didn't do it before exchange because I was buying with the full expectation of needing to spend a few grand to make it habitable. I'd already renegotiated enough based on other things and don't think I'd have got it cheaper no matter what it showed up.
Lucky you, congartulations, I cant wait for completion day to come:T

I am complete opposite, I feel like I am overpaying:(

Its an old typical 1900s conversion ,havent noticed much of DIY...and im paranoid:) vendor lived there for 12 years and havent done anything.
In this case, it is not the date of the original property, but the conversion that matters, since at time of conversion the wiring will have been updated. Almost certainly seperate consumer units for each flat put in etc. So... converted when? Type of CU?

There again - you say you're paranoid. In that case, pay out and put your mind at ease with a professional inspection!

Just wanted to add that my electrical inspection went surprisingly well! Although there were a couple of things that definitely did need fixing, the general condition turned out to be much, much better than I had been led to believe. All the bodged bits that it revealed were quick and easy to fix so on this occasion having it done before exchange wouldn't have been an advantage at all.

Add to that that when the electrician turned up, he said he could also replace my boiler for £150 less than the best quote I'd had (based on the same model, and he is GasSafe registered) and the whole test worked out effectively free! :j

Definitely glad I had it done.
    Saving for deposit: Finished! :j
    House buying: Finished!
Next task: Lots and lots of DIY
