Selling my House - House pics ok?!

We decided to put our house on the market last week and are now on Rightmove. We are finding it quite difficult to judge the pictures, when you've lived in a house and then see pictures of it its hard to form an objective opinion.

I read one of the 'what you wish you knew before you sold your house' forums and they suggested posting a link for people to (constructively) critique...

Any thoughts / suggestions on the pictures / narrative would be great. We can re-take pictures if they are too dark or make the rooms look small...

    Picture 2 is far far too dark

    picture 11 just shows a radiator and 2 walls...

    no floor plans.

    who took these pictures?

    Did they use a wide angle lens? the shots all seem too narrow and make everything look small.

    also 3 pictures of the garden from the same end seems excessive

    I think its a nice house, but cant tell from the pictures.

    I think you *can* easily tell it is a nice house from the pics, but you definitely need better pictures and a floorplan to present it properly.

    Why oh why do certain EAs not include floorplans? :rotfl:

    sorry I meant proportion wise, decoratively the house is very nice, but I can get no idea of scale, space or flow from the pictures / lack of floor plan.

    It's a lovely looking house which looks well cared for. I did try and work out what is sitting on the toilet cistern but gave up!
    Living the dream and retired in Cyprus :j

    • Pic 1 - House looks nice, but exterior looks slightly depressing. I would suggest getting some small plants next to the front door to introduce some colour and make it look welcoming.
    • Pic 2 - This picture is very dark and the room looks very small, probably because the sofa takes up most of the shot.
    • Pic 10 - Not really sure what this is showing me?
    • Pic 11 - Same as above.
    You need a floorplan. Also the majority of the photos make everything look small, a wide angle lens should sort that out.

    Its really difficult to be objective when you know the house, I know after posting on here the suggestions people made were common sense and I made changes and the property has now been let!
    pic 2 - very dark, makes room look cramped
    pic 3 - clear the table
    pic 4 - clear worktops to show there is more work space
    pic 6 - remove basket of products as this suggests little storage, remove whatever is on top of the toilet
    pic 10 and pic 11 are pointless and show nothing.

    Generally a nice house. Looks tiny because you can't see any floor space anywhere. Get a floor plan done.

    1. Retake without the car, large evergreens in pots by the front door
    2. Can barely see any floor space, too much furniture? Clutter on and under the coffee table
    3. No floor space
    4. Clear the clutter, there is insufficient worktop space and the tiles are busy enough already
    5. No floor space
    6. Put a storage cupboard the bathroom and a clean bath mat
    9. Prune the shrubs
    10. What is the point of that photo?
    11. Why is it empty yet no floor space?

  • I am watching this thread if for no other reason than to eventually find out what is on the toilet!

    I think it looks like a nice house, and if I were looking for something of that size, i would certainly be viewing. I also cannot understand why some EAs dont provide floor plans. I found it the most useful feature of all when looking at houses recently.

    Are you selling the car with the house? If not, would it have been so difficult to move it?

    The lounge picture gives a perfect view of the clutter behind the sofa.

    The kitchen pic is totally washed out with the sunlight, and looks way too cluttered on the window side. Get rid of the tea towel over the oven handle.

    In the bathroom, you need to clear away the box with your toiletries, the bath mat, all the other clutter, and especially your loo-roll holder. A loo-roll holder is not a decorative item, nor an attractive feature.

    The grass looks as though you've trimmed it with a blunt scythe, rather than a lawnmower. If you don't have the right tools to make it look good, hire a gardener for an hour or so to do it for you.
