Selling in Feb next yr - is it to early to enquire

As the title says really.
I realize we cannot do anything until we sell our house but there are one or two houses that have caught our eye.
Is it worth me contacting the agent to obtain information about potential houses or will i be wasting my time until we have sold?

You will not be seen as a proceedable buyer so any offer would not be accepted. Any you like could be sold by feb and you end up disappointed.
Either put your house up for sale now or wait and see what's around in feb0 -
Have you actually found a buyer who will complete the sale in February? If so, it is reasonable to enquire about other houses now, it usually takes a couple of months to get things sorted out. If you mean that you intend to put the house on the market in February, it might be a bit early to start looking, but it can't do any harm to ask.0

Study the property coming on the market online and perhaps order sales particulars where necessary.

Assuming you have not yet chosen an agent to sell your home (?) it would seem reasonable to sort that 1st to avoid the disappointment that typifies our locality. That is, that while property generally sells slow, the very best places at the right price sell instantly, and to cash buyers or those who have at least already accepted an offer on their own sale.
And assuming you shortlist agents who suit your property in terms of price, type, locality etc (round here at least, as there is a wide range of price and type, agents have clear niches) and take vsists and quotes from seveal before deciding on a sole agancy, you might be pleasantly surprised. People may say- 'don't put your property on the market in the run-up to Christmas', or 'wait til Spring' but in practice, if the agent has a queue of eligible buyers, and you trust their judgement on timing - why wait? We got lucky last year with an agent who sold our last place in days, at a great price.0 -
In my area, our busiest time of year (when I was an EA advisor) was immediately after Christmas/New Year. All the activity was over by Spring.

What do you mean you are selling in February - you are putting your house on the market then, or you have already exchanged contracts with a completion date in February?
It's not your time you will be wasting if you are not in a proceedable position it's everyone's time - the estate agents and the vendors. Stop looking if you are not ready to move.Declutterbug-in-progress.⭐️⭐️⭐️ ⭐️⭐️0 -
Perhaps you should sell now if there's properties you like the look of. There currently seems to be a bit of a surge of activity where I'm looking. Three of the houses I tried to book viewings for last weekend had offers and were being taken off the market. Also I've had three agents ring me today alone to tell me of new houses coming on the market today. However July and August were absolutely dead with virtually no new properties.Don't listen to me, I'm no expert!0

I would definitely be keeping an eye on the adverts, if only to see what is out there an how much you can get for your budget. There seems little point in going for viewings though, as the best properties are likely to have been sold before you're ready to put an offer in.Note: Unless otherwise stated, my property related posts refer to England & Wales.
