Buying New Home

I'm in the process of buying a new home and would like some advice on how much i should offer and what extras i should ask for.

We are doing a part exchange on our house so we are waiting for the valuers to come and do a survey. Usually, how much under the market value do they offer?

The house is in Cheshire, and this is the last phase of the development. The house is up for £195,000.

The house is a view home so has turf, carpets, curtains, and light fixtures (which are awful!). When we went there on Saturday she said her manager had said that she'd need to add £5k onto the asking price because of the fixtures and fittings but we didn't choose them and they're completely random so in my eyes this is not acceptable. Were not willing to pay the £5k and we've told her so.

Our thought was to ask for an integrated fridge freezer, integrated washer/dryer, fitted wardrobes in 3 rooms and tiles in the kitchen as they've put lino down there at the moment. Does this sound reasonable?

Would you also ask for a discount off the original price?

Any help would be much appreciated.

    Welcome! :) If you are getting part exchange you are in a much weaker position to negotiate on freebies or a reduced price on the new house, but you can try.

    Would you just go in and just ask for the extras then and she knows i'm not paying that extra £5k.

    If it is the show home then they will not want to do any more to it so asking for appliances and fitted wardrobes will fail IMHO. They will try a fast one on the fixtures and fittings but stick to your guns and ask them to reinstate the hanging pendants. As it is a complete property your best bet is negotiate on price. Get them into a position where they tell you what they'll accept. Prepare yourself too for the valuation you'll get on your property.
