What questions to ask potential solicitors?

We're looking to sell our first property and want to make sure we get the best deal we can on our solicitors.

What are the best questions to ask to whittle the wood from the trees?

    Geordie_Ben? North East based? I am currently moving, using the same solicitor I have for the previous 3 moves, based in Newcastle. Would you like me to recommend them? Am I allowed? Always found them to be excellent.

  • If possible recommendations are a good place to start. I phoned round a few and judged them by who I spoke to, their knowledge of the area we're buying in, and ultimately price. I've also found it quite handy to be close by so I have just been able to drop documents in, rather than rely on the post. I've been very impressed with ours as I have always been put straight through on the phone or if he has been with a client he has called back within 30 mins. Fingers crossed it carries on this way!

    then think about the pros and cons of a local firm, conveniently located, against a distant firm or internet based operation.

    then think about the 'feel' of the place/conveyancer. Do you feel comfortable? Will you feel OK asking questions (however naive those Qs might seem.)

    If you're only selling with no onward purchase, it's reasonably straightforward, with a fee of around £500 + VAT for a £100k ish property. No disbursements, other than about £10 for office copy entries.

    Ask them who will be handling your case, what happens if you can't get hold of them? What are their office hours in case you need to go in? What methods of communuication are there and how do they respond. If they have any online service / support, how does it work, when does it get updated etc etc.

    As mentioned already, a personal recommendation is useful if you can get one. Personal preference but I always prefer a local firm so I can go in if needed to progress things.
