House Sold by Different EA's (Which do I Choose ?)

Any ideas whats going on ?
As the others have said, but don't assume those other buyers exist. He could be a convert to reverse psychology too, but I'd rather not try to second guess agents either, as they can be as fickle as vendors. Just look at it, decide what it's worth to you and that's it.
When selling my probate property, I had one march in, walk around in about one minute flat and then say, "Yup, very nice, but you won't get a penny over £130k in this market."
When I protested that local selling prices suggested that was way low, he was as dismissive as your guy. It was as if he didn't want the job, even though places like that were his staple diet.
Anyway, I sold it for £149k, obviously not through him!0 -
Thanks for the responses,
However EA2 wasn't trying to elicit offers, when my partner said he would walk away, the EA sounded "relieved" according to my partner.
A couple of suspicous things, EA2 said the sale was "asset recovery" and despite the property being already "essentially sold" that the rules are "we have to keep advertising it until the sale goes through".
However the problem, is that unlike your standard repossession/asset recovery sales, there is no mention in the adverts anywhere of "We have an offer £X on this property"
The other thing is that I am very doubtfull that it is "asset recovery", it has all the hallmarks of a probate sale, i.e. looks like an old person has lived there for a very long time and done zero work to the place. In fact there is no record of a sale ever taken place on the property within zoopla/nethouse price records.
EA1 has sent me through an info pack for the property, and the vendor is listed as "Mr X", and not a company/corporate entity which I would expect.0 -
is it possible the EA is trying to keep the place to themselves ? I've been following my local for the past 6 months, and I have noticed a pattern of plenty of "do-er uppers" getting sold way the below the advertised price and then within a month the property reappearing with a lick of paint and being put back on the market for a much higher price with the same EA.0

yes, I have noticed this too.0 -
Is this a common occurence ? this is my first foray into the property market, in fact this is the first ever viewing I have tried to organise , so I'm quite naive about these things

All sorts of things happen in property dealing, and bearing in mind the value of the items being sold, it's hardly a surprise that some dealings may be less than 100% above board.
Sometimes the agent will put someone off if there's a good chance of completing easily with another party, but that's understandable.
On the other hand, I wrote recently on here about the amusing viewing we had on a wreck, where the agent was doing his damndest to put us off. Hanging around, we later saw his mate arrive in his shiny BMW, and a day or so later the property vanished from Rightmove.
Then there was the one which hit the Internet on a Saturday, with the main photo taken from behind a tree! (No, I'm not making this up! :rotfl:) Potentially nice house in a good area with paddock, at a price we could just afford. It was under offer by Monday. "Someone on our books was looking for something like this"
I only found out by sheer chance later, that 'someone' was a local solicitor.
The one that beat all though was the agriculturally-tied house that had to be marketed unsuccessfully for about 18 months before the council would consider lifting the tie (thus raising the value by about 30%. I have never seen two people, both vendor and EA, try so hard not to sell something!
Genuine aside from EA "Me, I live in the Forest of Dean. Wouldn't live here in Wales if you paid me; the people are far too argumentative. You're always an outsider if you can't speak Welsh..." This was in Monmouthshire about 8 miles from the border, if that, and around 10% of the people there can manage a bit of Welsh if they try! :rotfl: We didn't want the house anyway.0
