Welcome! :) If you can't afford the deposit and first months rent you may not be able to afford the running costs on a whole flat. Any reason why you can't just get a room in a shared house for a while and make new friends along the way? Honestly don't underestimate the cost of electrically heating a whole flat through a snowy winter, let alone all the other bills. Some councils offer a 'paper bond', could you parents afford to reduce your rent to help you save?

  • Have you checked to see if you would get HB/LHA? Or WTC?
  • If you were entitled to a contribution towards your rent from LHA it is only paid in arrears, so you would have to finance the month's rent in advance and the deposit from your own funds.

That's if you passed the credit-checks in the first place which might be difficult if you're not working at present.

Sounds like you'd be best off renting a room in a cheap shared house to start with until you've got enough savings under your belt to be able to live on your own.

Warning! NEVER underestimate the true costs of living on your own and running a home on only one salary. It can be horribly expensive

You don't say what age you are, but if you're under 35 (I think), then you will only get the shared house rate for your council area - not full help for a house.

It's unlikely that you will receive any assistance as you already have a home and you are too young to get WTCs.

I'm sorry but the reality is you cant afford your own flat / house. Maybe you could afford a room in a shared house, but if not stay at home with your parents, there's no shame in it. Of course a lot of people your age would like the freedom of moving out but a lot of them can't afford it, so need to stay put.

If you would like some further advice as to what is financially viable please tell us how much you earn, what area you would like to live and details of any current financial outgoings you have, such as debt payments, mobile phone costs, gym payments etc..........

Don't forget the cost of council tax, which will be several hundred pounds pa, as well as TV licence - two costs which often seem to be overlooked.

Have a look at shared houses - I live in one and much prefer it to living alone - both financially and socially :)

It sounds like a house share might be the way forward for you. It also may suit you, living alone can be isolating whereas with the right house share it can be a built in social life! Good luck.
