Flat roof nightmare! Help!

Hi All,

Need some advice about what to do next regarding our recent Flat roof renewal.

About 4 months ago we noticed a leak on the inside wall and ceiling of our bedroom and had to put a bucket down to catch the dripping water. We called an emergency repair company and they tried to repair the roof leak and informed us that we should renew the roof as the current one is in a bad state. They stated that they could give us a quote on the work needed and then left.

A few days later the leak happened again so we called them up and asked them to come back by which they did and told us that they couldn’t do anymore for us because the roof needed to be renewed and that we should wait for the quote to come through. In the meantime I contacted a few company’s and asked them to also give us a quote for a flat roof renewal. We had 4 quotes in total, one for £3000+VAT, one for £5000+VAT, one for £10,000+VAT and one for £12,000+VAT. We thought that the best option would be to go for the same company that came and tried to repair the roof as they were a big company and already knew what was happening regarding the leak (£5000 one).

The work was only supposed to last 7 days, the works lasted 4 weeks

The first day the scaffolding didn’t turn up.

They had to do some additional work which meant pulling up the timbers and replacing them by which I asked if the insulation needed replacing and the workman stated that there was no insulation. Surely he should have informed me of the building regulations (by which I didn’t know at the time) where by Building Regulations dictate that any flat roof being re-covered must simultaneously be insulated to the current standard?

A few weeks after the works had been completed we had a rainy period where by the roof leaked worse than before and is still in the same state now. We had the guarantee so I contacted them and they came back and said that they needed to do £3000+VAT of additional works. This time its the parapet walls?

I really don’t know what to do or where I stand legally and would love some good advice.

Should I contact a lawyer?

I'd say the OP has been ripped off.

They should write to the supplier and state that the work they paid for was to repair the roof but the repair has failed. They should also inform the supplier the repair needs to be made good, free of charge. If no repair is provided the OP reserves the right to appoint a different contractor and charge the original supplier for the work that contractor does.
