Is this just an agent trying their luck?

We had an offer accepted on a property about a month ago, it seems to be progressing well. The house we are buying had been on the market over a year, with 2 agents. Our offer was 10% below asking price.
Anyway the property is marked as sstc with the agent we are buying through, but the other agent has changed their RM listing to premium this week. Do you think this is just the other agent trying one last push so as not to lose their fee?
The vendors have found a house to move to and are past the survey point on their purchase, so I can't see them wanting to start the process again.

    Is anybody expecting to move in before the Dec 25th bank holiday?

  • We're all pretty flexible, and are aiming for before 7th dec or after that said bank holiday. I think it is more important for our vendors to move, as it is for schools and applications need to be in mid jan.
    From speaking with our vendors I wouldn't have thought they were trying to get another buyer (they know we are in a strong position).

    It seems they are having a bit of a try for another offer, but the market may be going traditionally quiet very soon, so it appears they may be unlikely to get one.

    Perhaps keep chasing your agent for progress to keep things on track for your purchase.

  • Have you asked that the vendor takes the property off the market. Surely if they have been with both agents for a year, then any contract they have had in place should have run out? Therefore they should be able to terminate the marketing contract with the unsuccessful agent?

    Should be worth asking, it is not a great market, but I would not want the uncertainty, and surely the seller should be willing as they finally have a seller!!

  • I think this is quite common when a house is on with more than one agent - as you say, it's the "losing" agent's last chance - but I'd still be putting a lot of pressure on your vendor to make the agent take the house off the market and remove the Rightmove listing (or change it to "under offer" or whatever).
