I bumped into a friend a couple of weeks back who said she wants to move to my village and has a couple of streets in mind but 'nothing ever comes up there'. This week I spotted a house up for sale in one of these streets and let her know. It isn't on Rightmove yet. She said she phoned the EA as a result of my tipoff, but there's' been so much interest already they were holding an open day today and sealed bids on Monday. As my friend hasn't put her house on the market yet (she didn't think it is worth doing until they spot something they want to buy), it looks like they will miss out on this one.

So yes, sealed bids can happen if there's demand enough in a desirable location.
