If you are only intending to let for a few months you may not want to pay out for an [edit:annual] subscription, although the fee is tax deductible. Have a look at the NLA, RLA and the smaller Guild of Residential LLs. You may also want to check whether there is a local LL association , which may or may not be affiliated to one of the national ones.I havent joined a landlord association as yet, which one is best?
You can still have a free trawl of their websites, and that of Landlord Law, plus Shelter etc ( although Shelter's pages are intended as advice for Ts/OOs it is clearly beneficial for a newbie LL to use the site to gen up on their own obligations) LandlordLaw is operated by a specialist LL&T solicitor and IIRC offers a short term membership. Tessa also offers a free e-course for LLs
Your local Council may have specific guidance/an accreditation scheme for PRS LLs0 -
Yes, the contract obliges the T to pay rent but that does not mean that the T that you get in situ will do so. You need to have sufficient in the way of contingency funds to cover the possibility of that being the case, potentially for a number of months as poster above has mentioned.Yes I understand I cannot evict them intill six months but what about the rent surley they must pay that?
Even if you subsequently took a non paying T to court and obtained a judgement in your favour, if you have a T who has a very limited income, getting that judgement enforced at anything other than stupid £ per month may prove difficult.
Read up on how to adequately reference your T so as to potentially reduce (not eliminate) the possibility of having a non paying T.0 -
I understand what your saying but do landlords really use the courts to evict tenants?
Errr yes. How else do you propose landlords get tenants out that are not paying rent or refuse to go even though a section 21 has been served? You certainly can't rock up with a few burly mates and 'help' your tenants pack!! :eek: If you run a advanced search you will learn a lot about landlording, from illegal eviction to tenants being advised by the council's housing officer to sit tight and be evicted through the courts.Declutterbug-in-progress.⭐️⭐️⭐️ ⭐️⭐️0 -
