Your boiler being safe is not the same as your boiler functioning optimally; exactly what did you ask your tradesman to report on following the initial report from your tenant and what was his response? As previous thread what damage has occurred between January when your tenant reported the fault and now? Your Gas Safe engineer twice failed to find anything wrong, maybe you need a better tradesman?Declutterbug-in-progress.⭐️⭐️⭐️ ⭐️⭐️0

Thanks very much for the responses,The reason that the engineer couldnt find any problem was because it was intermittent and the video i took on my mobile wasnt too clear ,his initial tests did suggest that there may be a problem with the "gas valve" and the heat exchanger may need flushing out. The tennant was asked that if she heard the noise to report back(because it was an intermittent problem and she is in the property most of the time, When i videod the boiler in the first instance i was there for 3 hours or more she said it was the first time for a while it had made this noise and at least i thought i could give the engineer an idea what this noise was) and thats the bit I couldnt understand and i felt that she had "buried her head in the sand" and ignored this problem,I have no problem doing what is necessary to keep my tennants safe and happy as long as this is reciprocal and it feels like by ignoring this problem she may have hastened the demise of the boiler.I'm awaiting a report today from the engineer as to what the next step is.I should point out that i trust my tradesman,intermittent problems as im sure many people are aware are the worst of all to pinpoint.Apols to Yorkie,i knew you didnt criticise me and the guidance was much appreciated..thanks and thanks to Kynthia and as i said im awaiting a further report later today,mucho gracias to you all...KT....35 years in the buisiness and ive not come across this one before...more later0

Boiler problem solved,it was a faulty gas valve,replacement cost £200,thanks for all the interesting replies to the origonal post.I think the tennant is now fully aware of her responobillities to bring to the agents attention any problems that may arise and not to adopt the "oh well its working so i will leave it till it breaks down" attitude.
I wont be making a claim against her even if there was a possibility that i could.

which i was trying to ask in this forum,but out of this i think the tennants attention is more focused to any problems that may arise.
Proving wilful damage through tennants neglect was always going to be difficult and i was very interested if any other owners/tennants had come across this and what was the outcome.0
