Home report - Glasgow area

Hi there,

I am looking for some advice re: getting a home report for my house (2 bed mid terrace). I do not want to go with the cheaper online e-reports and would like a proper full home report.

What websites, solicitors, agents can I look at? I will be going with an estate agent that is offering home report for £350+VAT but it's not mandatory to go with them and I am planning to get this from someone else to save some money.

The price of home report varys from £300+VAt to £399+VAt depending upon the estate agaent. Can I get it any cheaper?

    I'm not sure what you want from us. You've picked your agent, they're offering, I assume, a full HR for £350, you sound as though you're willing to pay this.....

    sorry i was not v clear, i hav updated the text above .. hopt it makes more sense now .... basically I would like to know other co's that do home reports so that i can get more quotes ..

    The folk who generate the Home Reports are the surveyors. All I can suggest is phoning round your local surveyors and asking for quotes, but you're likely to find that the EA is getting a preferential rate, I'd imagine.

    Sounds like the most you'll be saving is £50 or so, and once you've added up the time you spend casting around, plus phone calls etc, that'll eat into your saving..... wouldn't it just be easier to go with the EA's surveyor in the long run?

    Be careful - I'm in the process of becoming a first time seller this week and been investigating - and realised that cheap is not necessary best.

    Cheaper Home Reports do not come with additional Mortgage Valuation Reports - Which the Mortgage Lenders require to satisfy any buyers need for a mortgage. Only the bigger surveyors are authorised by the Lenders to do this.

    So - by saving £100 or £200 on a Home Report and missing this is fine and dandy - as the home report will be the same. But if your potential buyer requires a mortgage you will find your Home Report will not be sufficient and either the buyer or yourself will have to get another one done to satisfy the Lender.

    More often than not - obtaining your HR via your selling agent will be cheaper than going direct as the agent often uses the same surveyors and hence receives a discount which may pass onto you.

    I've got mine booked for tomorrow via my agent and it's Shepards they are using. £360 inc VAT. With the all important Mortgage Valuation Certificate.

    This very subject was covered by a report in the Daily Record a couple of months or so back, the homeowner thought he'd got a bargain but ended up paying again for a second report.
