N. Ireland new build stamp duty...

Good evening all looking some advise on new build property in N. Ireland we are interested in purchasing.
We viewed it at the weekend with the builder and the house isn't listed with an estate agent its being sold direct from builder.
He has asked for £325,000 for this, my question is reference the stamp duty on this, can we ask the builder to pay this if we agree to his price or could you offer him lower and still ask him to pay it?

If he has stated £325,000 what is the general rule of thumb to offer 5% lower?0

Search land registry sold prices to establish what you believe to be the true market value and offer less than that. Be sure you have your mortgage in principle from your chosen lender and conveyancer on standby, you are more likely to be taken more seriously if you are ready to proceed.Declutterbug-in-progress.⭐️⭐️⭐️ ⭐️⭐️0
