Mortgage with CCJ help

Hi all.
I need some advice on a complicated matter. We are in the process of applying for a mortgage and the lender kept declining as we had adverse credit. I kept doing new experian reports which showed a score of 999 so couldn't understand, after a lot of thought i realised that i had missed of a previous address in experian, i am a pub manager and have had 6 addresses in last 8 years!! When i added missing address thats when a CCJ appeared in the public info box.
It was from a local council and appeared in July 2011. After calling local court i found out it was from the local council licensing department. I had forgotten to inform council of my change of address to the pub that they were writing for annual license fee for. although i would have thought after getting no reply they would write to the pub itself for payment?? Obviously as i had moved
From address i had no idea of the letters that were sent until i changed address with them and then received a letter asking for payment, which i paid straight away in March 2012.
Question is, what chance have i got of getting this CCJ set aside or will the mortgage company be happy with it being satisfied??
Any help would be much appreciated??

You can argue that as you didnt receive notification of the ccj you couldnt defend it but its an extremely weak argument as it was down to you to ensure all contacts/potential creditors had your new address.
A mainstream mortgage provider will run a mile at a CCJ especially with one only satisfied in March of this year.0 -

Speak to a broker.
Assuming affordability is ok and no other adverse credit then there may well be options for you.
Don't go applying at random to lenders as this will hurt credit score. It is important to get the correct lender.
Rates will not be market leading but there is nothing you can do.
Get copies of credit files from Experian, Equifax and Call Credit and get them to a broker.

So a 72% LTV.
The CCJ will be automatic decline so you would need to appeal to their underwriter.
GMS will probably have more advice as he/she is a MA.0 -

We were at the offer stage until this appeared!!!
It was a buy to let mortgage as we are moving back into pub and renting out house. I cant understand why after 2 years of writing to my old address chasing the payment the licensing team just didn't write to the pub the license fee was for to get payment, i know its my fault as i should have informed of change of address, but with opening a new business i just forgot!! Six years of bad credit for a genuine mistake is harsh!!!0 -
Ok well a BTL mortgage narrows the field more as they would want at least 75% LTV in my opinion (so you scrape through), however the CCJ won't help.
What''s the repayment on the mortgage if they did give it to you and what is youre rental per month proposal?0 -
Repayment was 850 and rent is 11000
