    I'd put a small claims through the court just to give them grievance, theres enough damage there for it to be apparent to be deliberate.

    IF they don't pay then they get a CCJ, even if they dont pay that then their credit will be trashed for 6 years.
  • To be honest, I think I'm of the mind that in in this instance I will let them get away with it. It will be a lot more stressful claiming anything, and I'm just enjoying getting my first house!

    1) Taken no care moving out, leaving scuffs over all the walls (and on some walls where furniture wouldnt have gone past?!) Are you sure they scuffs weren't there already and just covered up by furniture?

    5) They loosened all the traps/ pipes to the sink and utility room so that turning on a tap leaked everywhere. Did you test the taps on viewing? How do you know they weren't leaking before?

    6) They conveniently forgot to mention there are no window keys at all in the house Did you ask? The onus isn't on them to inform you.

    Your points 2-4 are strong cases that may be worth pursuing, but the ones above seem more questionable...
  • All the points I would personally have let go, as the outcome and result outweighs the inconvience upon you enjoying your new home.

    However, one point would have me change my mind.

    Removing undergorund electtrical cables themselves, and not ensuring this is undertaken by a qualified electrician may have left the house in a dangerous condition. One the valuer would have flagged if it were in that state prior to valuation.

    Repairing this will not be cheap, but for the the imminent
    danger of potentially exposed cables in wet weather would be more of a concern.

    As mentioned, this would have required planning, without this they are in breach of at least building regs.

    I would contact your solicitor and advise them of this, pursue this.

    Trust me, after you have a quote to relay the cable, you will be chasing them.
