Spotlights installed in house but no Building Regs Cert

Hi People

I am in the closing stages of buying a house and have a few questions which I will split into different posts so they can be addressed individually (Thanks :))

This problem is -
My solicitor has advised that the current owner installed spotlights in the kitchen and bathroom in 2002 but they do not have building regulations compliance certificates. The solicitor implied this work was highlighted in a local search.

I am not sure if the certificate was issued and mislaid or was ever requested.

Should I worry? I was hoping to exchange and complete in the next two weeks and don’t want to delay over something silly that I may change anyway!

    Building Regs Part P did not come into force until Jan 2005.
    You should obviously make sure they are safe, but IMHO they do not require certificates.
  • So long as the bathroom lights are 12V there's not much to worry about. You can hose them down with the shower and won't get electrocuted. If they were 240V, I change ASAP.

    What strange advice, 230v lights are perfectly safe and common in bathrooms. You can even have sockets now.
  • Yep, but needs to be in an IP65 rated housing if above shower. Easier to go LV.
