Rent Problems

Hi

I hope someone can help with some advice :)

I have rented the property in am in for nearly 18 months now and pay £695 a month. The house is owned by a guy who lived in America and he uses a large local firm to manage his house.

I have had some issues with the house but thats a seperate issue but the main one is in January this year they sent me a letter stating their bank accounts had changed and i needed to change my standing order, they included a new standing order form with the letter. I noticed the amount had come down to £575 per month so i called up the letting agent to query this only to be told it was correct and just to take the form into the bank which i did and have been paying this amount since.

i get a letter last month saying i owed nearly £1000 in rent arrears and can i pay them??? i queried this only to be told i had not been making the full payment so i explained what had happened and also put it in writing. I get another letter today saying they accept there may have been some "confusion" but i still owe the money and to make arrangements to pay it??

Where do i stand with this? as soon as i knew i put the rent back up so i am paying the full amount but surely they are responsible for this? they are saying unless i sign a new tenancy agreement the rent never changes so its my fault for not paying enough?

Any help appreciated.

    I would say that unless you have an actual contract saying your rent has been reduced that this was an admin mistake and you owe the rent. However, I would definitely be requesting it to be paid in installments, not a lump sum as otherwise you might have to suffer due entirely to their incompetence.

    Start negotiating with them for time and money off after their !!!! up.
    It is nice to see the value of your house going up'' Why ?
    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.

    Do you have it in writing that the rent was reduced? If not you will need to offer to pay by installments.

    Agree.

    You owe the rent but would be justified in negotiating (in a friendly way!) to either have the arrears waived, or reduced, or to pay othem off over a period of several months.

    Whatever agreement you manage to reach - get it confirmed in writing!
