Valuation, survey and checking boiler?

Hello,
I have just had an offer accepted on a hour which is approx 13 years old. I live 3 doors down from this house (currently renting).
I have several walks aroung the house inside and out with my father and we noticed no damp, structural problems, roof or gutter issue. I was going to just have a basic valuation through my mortgage provider.
The only thing I was unsure about was how to get the boiler, electrics and pipes checked?

You need a plumber and a sparkie - which is in all probability no different to what the surveyor will suggest anyway.0

The average surveyor is not qualified in either electrics or gas so tend to advise to get them checked independently0

Have you checked yourself? Does hot water come out of the taps? If you turn the thermostat up/down, does the boiler turn on/off?
Has the seller got a boiler service receipt from the last 12-18 months?

If the property is only 13 years old it should have modern wiring and enough sockets in each room.
We viewed our current home when it was empty and I took lots of photos so I could refer to what was in each room later.
3/4 double sockets in every bedroom, 4 double sockets in the kitchen above worktops etc.
Is the house you live in now the same as the one you are buying ? or built by the same building firm?
Modern UPVC double glazing ? or cheap wood which needs repainting every 3/5 years!!!
Size and shape of rooms, garden, drive/garage all make a difference
