No tie in mortgage and other q's

Hi,
My first post as usually a lurker so here goes!
I'm look for a mortgage whereby is the rates go down end of year or next year that I can then change to a fixed rate then without having penalties - does anyone know of such a product? Preferably with no arrangement fee and legal fees etc paid (is this unrealistic?):huh:
It would be a remortgage.
Currently with Nationwide, Interest only part of £48k and cap repayment of £104k, we were also thinking of making the whole lot cap repayment and keeping endowment as savings plan - anyone any views on this?

Contact fees free independent broker, there are plenty of us around and ask for a no redemption penalty mortgage.I like to give people as many choices as possible to do what I want them to. (Milton H Erickson I think)0
