Offer Accepted..

Hi,

We have had an offer eccpeted on a house, the estate agents have said that they will take the property off the market, however they cannot speak for the other estate agent that is also advertising it, can I get the agent to tell the owner to remove the listing with the other site?

We have manged to get it £20k below the list price so don't want it on the market.

    You can ask nicely and try to persuade them - you could even 'frighten' them by saying you will withdraw your offer if it is not taken off the market but you cannot force them to. Other way is to speak with the vendor and ask them to assist.

    Yeah I was going to ask the agent to ask the vendor to take it off the market with the other estate agent.

    The agent is using a surveyor to check the house out for damp etc they do not charge and are accepted by building societies etc, id it worth us getting our own surveyor?

    You need a surveyor working for you, not the vendor.

    Yes! You may want things to move along a little first however before you go to expense of a surveyor plus as you have a £20k reduction the vendor may not be too happy if your surveyor finds any problems which require rectification and in turn you seek a further reduction to cover the cost of any problems found.

    Is it a general once over, a homebuyer's report, or a valuation? Your mortgage provider will need to get a valuation done.

    The EA is effectively working for the vendor, not you. I would not completely trust their report and would (presuming I wanted a survey) instruct my own surveyor/get my mortgage provider to sort. Are they really going to come back to you saying there are things that need doing when they're the ones trying to sell the house?

    Would always get at least a homebuyers report, but obviously everyone's different.

    Our house was up with 2 agents, we offered with one and they went through with the vendor to ensure that the other agency pulled the ad.
    Within an hour the board was done and the RM link was gone!

    To be fair to the other agency, once it is under offer with the other crowd, they won't want to waste any time with that property as the likelihood is that they will not make on it.


    You absolutely must get your own surveyor in there, but you must act with speed, do not let things bimble along or you can bet your bottom dollar that the EA will be trying to pressure you to act on their report.
    The surveyor was work for you and you alone.

    If you are mortgaging the property then your lender will be getting a valuation survey done, keep the pressure up on your Financial advisor to get that in place asap.
    Instruct conveyencing, dont use their in house crowd for the reasons above.

    Don't hold your breath! House moving is a slow drawn out process that can take 6 weeks even if everything is in place!

    Thanks for all your help, unfortuantely I am off on holiday for 2 weeks so that will not help matters.

    I am getting a mortgage, just sorting through the deals to decide which one is best. Will tell the estate agent that we will get our own surveyor and also to instruct the vendor to remove from the other estate agent, can only ask I suppose.

    It is mainly for damp etc that I want to get it checked out as I have been screwed over with damp problems when renting in the past.

    It is not up to the estate agents to decide to take the property off the market, it is up to the vendors to instruct both sets of agents. Make that a condition of your offer, put it into writing if needs be.
