Housing Association Property

I live in a London & Quadrant Housing Association property. Will the OR contact them regarding my tenancy? Slightly concerned that we might get thrown out of our house if I'm made BR.

My rent is up to date and never got in to arrears.

    Probably not. And you won't be evicted from a HA home, especially being up to date on the rent. HA's don't care about BR so don't worry too much.

    The LA was informed about my BR but they weren't interested. Social Housing is there for the likes of us!

  • with the fear of hijacking a thread, would being close to becoming Bankrupt help me in any way to get social housing? I am in private rent and have been for the last 7 years (3 houses) and recieve no housing benefit so life would be so much easier in social housing.

    Every LA has its own allocation rules but generally inability or difficulty to pay the rent on your existing gives you no priority whatsoever. There's nothing to stop you going on a waiting list but the number of genuine needy ahead of you will mean you've got no chance unless you're prepared to take one of the difficult to let properties many LA's have. Some LA's give these out on a first come first served basis, but there's always a reason why they haven't already been let.
    However allocations are done there is usually a common thread of preference being given to those vulnerably housed or with medical needs. Vulnerable doesn't mean unable to pay the rent or mortgage...it means in overcrowded or substandard housing, in areas due for demolition/regeneration, or medical need for instance.
    And the immediately homeless... which doesn't mean those under threat of eviction for failure to pay their rent.
    In fact some authorities will deem you deliberately homeless if they think you got yourself evicted with the intent of jumping the housing queue.
    There's alot of us in your position. The only answer is trade down.
    And if you're not that badly off that you aren't claiming HB then sorry...this is going nowhere!

    Put your name down on the housing list.

    Some years back i applied and got told the current list is approx 7 years and they were about to close the list for new applications, So dont expect anything soon.
    I never did hear anything from them.

    My sister was in a high rise flat with 2 kids, Got offered a house and jumped at it. She wishes she had not bothered.
    The area was terrible, Car got broke into 3 times in 6 months. Always seems to find new dinks or scratches.

    Never ending trickle of neighbours on the one side. At least with private renting you get a choice.

    Social its a take it or go without approach.

    Being in financial difficulty won't get anyone further up the housing list. Neither does being homeless, even unintentionally. Council will help you find temporary or private rented accommodation if unintentionally homeless (not paying bills is usually deemed being intentionally homeless which means the council has no legal obligation to help you) but rarely ever would that be social housing because they impinges unfairly on those waiting patiently on the housing list.

    Some social housing is fine. If you are on the housing list you are able to bid and apply for properties in the areas you would like to live in though admittedly the more 'desirable' areas will have more bidders.

    Check out https://www.shelter.gov.uk. In short, no. The council/housing associations aren't bothered about your financial status unless you have existing rent arrears. What they do look at is whether they have a duty to house you and whether you are priority need (ie have children/health issues).

    Generally no, unless you have rent arrears. The OR will usually ask for a copy of your tenancy agreement though.

  • I just wondered I didnt get the help when I found myself with an eviction notice from my forces married quarter once my marriage had broken down and I had a 3 month old baby and a 5 year old. I was told that i could be reffered back to my home town for social housing but as I had not lived there for 11years it really wasnt home anymore!

    it was just a thought!!

    You should have been accepted as homeless in the area in which you were living at the time smoya then. That's not good. An eviction notice through no fault of your own with young children would definitely have made you eligible. Not that it would have got you social housing but they would have helped you find something.
