hope all is well
can you please help me with something
i am studying beauty and when i pass my course i want to start working from home. i need to build an extension for my little salon, it will have one or two rooms and a shower room. ideally i need 4 meters by 5 meters.
should i want for the results of the relaxation of planning rules?
should i tell the council the reason for the extension is business?, i don't want them to get the wrong idea.

Don't know how accurate this is, but it brings up some worthwhile points which I'm sure can be checked/clarified:

From that, you'll probably have to discuss with your local council/planners anyway. You should be able to make some claims as business expenses (lighting, heating, etc). You might find you have to pay business rates on any rooms used for business.
You'll also need permission from your mortgage provider (presuming there is one) and you'll need to inform your insurance provider or maybe change insurers.
Apparently, dedicating one or more room(s) solely to your business may mean you should pay business rates rather than domestic rates on those rooms. Also, when you sell your house you may have to pay capital gains tax on the proportion that's dedicated to your business.
What are your neighbours like? Roughtly how many clients would you be expecting every day? What's the parking like? Is it a quiet cul-de-sac or a busy road?

many thanks for your reply, its really opened my eyes on how much i have still to get through.
i dont except much business, hopeful 3 clients a day, but it will take time building a client base.
i want the process to be simple, but i do want to do things properly. ive been advised, i should not tell the council i want to use the extension as a treatment room, that it doesn't really matter and i can always register my business and use the extension for a treatment room.
also what happens if my business doesn't plan out like i wanted and i don't get clients? it could be seen as miss leading them??
I've so much on my plate and no help. i am in a quiet road next to a busy road. there is one parking space in front of my house, and then futher down the road.

You must truthfully consult the Planning department, your lender and your insurance company. If circumstances change you can tell them your business has folded. If you prices are reasonable, the standard of work is good and you advertise properly you will slowly build up a client base.

can anyone tell me if i have to pay capital gains tax on my home when i sell it, if i used the extension as treatment room?
if i have to pay so much tax there is no benefit in me even starting up, it will only be a small business.

If you have a dedicated room for a business in your own home, then you would likely have to pay CGT on a proportion of the property when sold.A smile enriches those who receive without making poorer those who giveor "It costs nowt to be nice"0

just to let you know, i've spoken to the council and they are very understanding about my concerns, i have filled in a from and will send alone £60 and they will visit and hopeful give me the thumbs up!
