We had agreed on the price but only verbally. Vendor/EA had said that they'd remove it from the market only after I got the basic valuation done (told me that he had been 'messed around with earlier' when they took it off the market after accepting an offer but the buyer then disappeared and they had to put it back on the market so they wanted to be sure I was serious) and I had agreed to that too. The valuation was done last thursday but like I said, it's still on sale on their website and they made a viewing appointment for my friend too.

In fact, isn't it normal for the EA to send me a letter confirming that the offer has been accepted? I have not received any such letter, only a letter saying that the offer has been made on my behalf.

Do you mean a memorandum of sale? If so the estate agent needs the details of both parties solicitors for that!

No not that. While we were negotiating he sent me a letter saying that my offer had been submitted to the vendor. Now that the offer has been accepted, don't they send a letter saying that it has been accepted? Anyway that is not very important-I am just frustrated with his lies that the property is off the market when it's not

An Estate agent would lie !? Well I am shocked.

Can I refer you please to #26- put the (justifiable) indignation aside and reach a deal.

    Remember 2 undeniable certainties

1: EA's lie, and sure as bears defecate in woods.

2: Vendor's are greedy and hide behind the EA, as sure as chaps fart and blame it on the Dog.
Stop! Think. Read the small print. Trust nothing and assume that it is your responsibility. That way it rarely goes wrong.
