House Survey Report

Hi,
In the process of buying a new house and just received the full survey report which has mentioned a few issues.
Can anyone advise me who is the best person to look at this? Would it be a builder who could give advice on potential costs for work identified which could then be used as a bargaining tool to get the price down?

    Can the surveyor point you in the right direction? Have you had a telephone discussion with them regarding the contents of the report? I am no expert but would imagine that is a starting point and then on to the relevant trades for whatever areas the work is required in ...

    Welcome! :) Depends what the issues are. If they are major structural ones you need a structural engineers report, if there is possible damp you need an independent damp specialist (NOT a commercial DPC company), if they are minor general building works you need a quote from a builder registered with someone like the Federation of Master Builders and so on.

  • I'm in a similar situation too. Is it down to myself to get quotes then go back to the vendors and negotiate price/get them to do the work, or should I give them a list of the things I want fixed before I move in?

    it all depends what are the issues.. i always feel like its better to ask for the price reduction and do it yourself, i dont think the vendors will do a qia;ity job to repair the deffects for you

    Do NOT do this!

    Ask them to fix things and do you think they will

    a) get in professionals and have a good job done, with guarantees or

    b) get in an od-job man and pay peanuts to do the minimum possible, perhaps just painting over the problem)

    One is a tile on the roof needs replacing and the other is the facias around the garage are worn and need to be replaced. The tile is the one that worries me the most.

    A tile on the roof yes :) We haven't approached them yet no.

    Be aware they might tell you to get stuffed especially if you have already negotiated a discount from asking price.
