Offers on an already sold house

  • I've only accepted an offer on Monday with EA chasing buyer for full details, agenda, intention. Apparently left msgs with nothing back as such. That's 48hours and I'm thinking is the buyer serious an so if I was in a fortunate position would accept offers elsewhere as I'm not confident with quietness over early 48hrs, or am I expecting too much.

    Not even an update on anything ie seeing finances, advisor, solicitor, dates on survey etc. if I was buying a house I was serious with I would move things as quick as I can. So early dragging it seems

    Calm down, they maybe didn't get quotes from solicitors ahead of time! You can't expect the mortgage application to be in and the survey booked within two working days, they may need time off work for the bank appointment. Did you ask your estate agent to check for MIP before allowing buyers to view or only accept the offer on the condition they brought it in to the agency?

  • I have just had my offer accepted on the one I am buying and they have stopped marketing the property but still have a legal obligation to pass on any other offers. It is making my guts churn now I have just spent £800 on searches and surveys. It should be against the law.

    Interestingly, the house my sister has been after is now under offer and the estate agents selling it told her she could still view it and put in a higher offer!! what asssss holes!! Actively encouraging guzumping.

    No. I highly doubt the EA will be trying to push the price up - it will make very little difference to the sales fee and, in this market, it's not worth potentially losing a sale over. Believe me, the EA will have been as frustrated by this situation as the OP.

    I work in an EA and have done in good market and bad - we do work on behalf of the vendor but, as stated before, this is a buyers market - buyers hold all of the cards. EA's do not want to lose a 'hot' buyer to another EA and will therefore try their best to retain them :)

    Its peoples morals that need changing not the law..
    It is nice to see the value of your house going up'' Why ?
    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.

    Sorry everyone, this process of keeping a house on the market until contracts are signed seems to be the done thing over here in NI..?

    Just this week we viewed a house that's sale agreed pending contracts (with a bid a few grand under the asking price). As far as I'm aware they are at the survey stage according to the EA. We love the house and are planning to gazump the hell out of the current buyers tomorrow by bidding significantly more! Alls fair in love and war and if the EA are still happy to show people round the property and forward offers then I have no problem putting one in. If the buyers want to up their bid to match / beat ours then that's their call, but why should we miss out on our dream home to have good manners / not step on anyones toes? If its the other buyers dream home too then they'll just have to try and match us financially (to a point lol, we've decided a maximum and will be sticking to it..!)

    Why bother with an estate agent? Just turn up with a few heavies and evict the present residents. Voila a dream home! :T
