    I pay rent monthly and the result the shelter checker gave was ' periodic assured shorthold tenancy'. but yes after the initial period finished and I was given no new contract.

    So I understand (and I will fully digest that very useful link in a bit) that I can be given two months notice. I will be careful with any link period. The amount of money I will be spending for a home makes paying for another months rent inconsequential , I was over courteous to a landlord in the past and they took advantage of that, so I will be wary, though always fair.

    So as I understand it -I am in a slightly vulnerable position, as they could inform the landlord, who could decide to relet and give 2 months notice. So I think I might be slight wary with the agency too , obviously they might put two and two together , but I won't advertise the fact to them, if I make a successful offer and they still haven't twigged I may tell them as flexibility with help my purchase.

    They could serve you two months notice to quit BUT you can refuse to permit any viewings under your right to quiet enjoyment, or even refuse to move out at the end of the two months and they would have to go to court. They could end up with a gap between tenants which will cost them money, IMO if the agent makes any noises you make it clear you will not be permitting viewings from prospective tenants.

    Don't worry, most landlords know that tenants move on at some point and won't have a problem.
    They can give you 2 months notice but it's only valid if it's a section 21 with the correct dates and even then it doesn't mean you have to move out yet, it just means the LL can apply to the courts for a possession order.
    Don't listen to me, I'm no expert!
  • ah ok, that clarifies it, I suppose they can't expect me to stay for ever. I will be sure to make sure they know no viewing until I have a completion date.
