Gazumped? What's my next move? (no pun intended)

Hi all! Long time lurker, first time poster so please forgive me if I am being naive...but I need your collective wisdom!

I am a FTB, no chain, cash buyer (long story...) and offered just below asking price on a house I really liked. This offer was rejected for being too low (I expected it), so 2 hrs after I was informed of the rejection, I called back to increase my offer. Before I could name a price, the agent said - just to let you know, there is a cash buyer offer on the table for the asking price, and another (non-cash) offer just below asking price. Since I already knew I would be happy to pay the asking price (it's a fair price for the area/condition it's in), I just decided to jump ahead and said - well, that's what I was going to offer anyway :D The agent said she'd take the offer back to the vendor and get back to me. This was all yesterday.

This morning, I got a call from the agent to say the vendor has gone with an offer from a friend and the vendor was saying they were not introduced through the agent (is this to avoid paying the agent their fee?!). The agent didn’t seem too impressed and was quite apologetic. She also said if it falls through, she will get back to me.

Do you think it’s worth calling the vendor directly (she gave me her number when I first viewed the house and we had a nice chat) and asking her if she’d consider a higher offer? Or are they really not to be trusted?

    You haven't been gazumped as your offer was never accepted....

    You are being exceptionally keen so they may be holding out for more from you.
  • you might be falling for agents tricks..or not. the problem is you nenver know the truth. i have made a few offers before and all agents were telling me about mysterious cash buyers who always turned up the last minute and offer asking price. if you think the house worth X amount fo money then call and tell the price you think it might worth, but dont do that just because you want to outbid another buyer...which at the end of the day might mot exist...

    I'd look elsewhere. If the other offers are genuine, do you want to get into a bidding war? There is likely to be other properties of a similar standard that you won't have to pay over the odds for.

    Visit the estate agent in person to make your offer and don't leave until you have seen the agent phone the vendor and heard the conversation. This way you know your offer has been relayed to the vendor and it puts the agent under pressure.
