I was so caught up in the sadness of your initial plight, I unusually did not pay attention to the detail.

I am so sorry but this is going to be hard work for you, as on this income irrespective of the tragic circumstances; Halifax are not going to lend to you.

Is there a parent or sibling that could go on the mortgage to help out on the lender checks?

Have you included any pension from your partner or can you confirm what income figures you have traded.

There will be a solution, we will help to find it I guarantee but from these numbers alone it will not be Halifax unless you can source another person or some more funds...

  • The Halifax....they said YES! Still a little concerned at the mortgage adviser at the Halifax didn't even check any of my statements, ID anything. I took everything in and he didn't even request it? He filled out all the paperwork and took out life cover for me (which I insisted on for my poor daughters sake!) We were in there for about 2 hours and he did the credit check etc but that was it!!!

He then said to make an appointment at my solicitor to do the transfer the deeds etc and draw up the probate stuff (contract saying my daughter has the option of having it at 18). I will then do all the money, deposit stuff with the solicitor? Is that right? Sounds really strange that he didn't check me out? I thought they made you show your knicker size before approval!?

My friend did say that that's it I can stop worrying now but that the solicitor could find a problem if there is one so still a little concerned. I think he was meaning with the probate and ownership situation i.e. our daughter inheriting etc

Not sure does this sounds straight forward...never done anything remotely like this before!

    Thank YOU XXXX
