    What do you think are the differences today from then?

    In terms of home ownership, the percentages were far lower and I presume the expectations to be homeowners was also lower.

    Would you advocate a return to those times / partial return?

    We certainly need more social housing.

    I wouldn;t disagree with you there, just wondering where the funding will come from.

    Really, this is inherant from the governments RTB sell off of council housing.

    I'm sure I've read the government wants to extend right to buy....make it even cheaper for those that rent....and use the income to build more council houses..

    So they believe they can build new social housing cheaper than the can sell old council housing with a massive discount.

    There are many twisted and angry people on the board hpc.co.uk. But they have been made that way, forged by anger and defeat at the constant onslaught of unfair house prices.

    You cant compare NI and England for one very very big reason.

    Planning, and construction levels.

    NI has a population of 1.8m (about) and at the peak constructed about 0.008 houses per person per year (14,000)

    England has a population of 53m yet in 2002-2007 constructed an average of 176,000 houses per year, or 0.003 houses per person per year, well under half of the NI rate.

    England may have had a price bubble, but NI had a price bubble AND a construction bubble, which is why they have been hammered by falling prices.

    Restrictive planning regulations in England kept supply low and led to low levels of vacant stock, so no need to lower prices to clear the construction industry books.

    Loving that the evidence for HPCers 'weakening' is an individual considering buying a house. There's actually a whole section there devoted to buying and selling so feel free to browse through it and select some more 'evidence'.

    It's funny the obsession some of the posters here have with stalking and slagging of HPC - like spurned teenage girls who can't stop talking about their ex, but like really, really hate him...
