Garantee/Warantee documents for households stuff while buying

My seller has agreed to leave some of the kitchen stuff like fridge etc.. I am close to exchange date, do I expect the seller to leave Invoices and garantee/warantee documents for Boiler and other kitchen stuff in the house I am buying or should I get this cleared now through my solicitor.

  • It will depend how old the appliances are. I am leaving my appliances for the buyer but they are over 2 years old so there are no guarantees or warranties on them anymore. I am leaving the instruction manuals and original receipts though - because I still have them but some people might throw these away soon after purchase. I haven't been asked to do this but I want to be helpful! You could ask your solicitor to get assurances in writing than you will be left specific paperwork etc.

    Do it now because you have no sanctions later on, and they will probably be far too busy unpacking and doing up their new home to care about instruction manuals and warranties.

    Having e.g. a cooker that the seller has left is better than not having a cooker at all. Its an extra bonus to have a cooker with a guarantee from a well known a reputable supplier/manufacturer.

    The Boiler is new so if there is few years of Warrante on that I wont be able to benefit from it as I am not the original purchaser?

    It depends on the terms of the initial warranty. Some exist irrespective of whether the initial owner is still in the property; others are not transferable.
  • There's no harm in asking through the solicitor, although I agree it's a bonus on a bonus if any guarantees are still valid. I've had repairs done under guarantee on both an oven and a dishwasher bought by a previous owner of my home (oven had literally never been used before we moved in and was faulty).
