Congratulations on doing-it-yourself. How did you establish your initial valuation? Was the accepted offer close to it?

So it might well have sold without the web site, because local people will always pass on info about houses for sale to each other.
I've bought and sold in this way. In both cases the price was realistic.
Yes without doubt, I just thought the web site was an easier way for people to get the full information, price etc and loads of photo's without having to ring?
Some people may prefer not to make a booking for a viewing until they have seen the full property description, price etc, which is about the only thing an estate agent provides apart from putting on the closed shop website of RightMove, but what I was surprised at was the number of people who didn't use the Internet, this was mainly due to the property being a bungalow and predominantly the buyers are elderly?
Just the sign and phone number would suffice, but then you would need some form of flyer for enquiries, although I did print off the web info of dimensions etc and post these off. I would sell again using the same method.0 -

Err, possibly. I live in a bungalow. I have a B&Q Diamond card & a bus pass.

:rotfl::rotfl::rotfl: You need to get the kids or grand kids in order, you delegate and then do it yourself as it wouldn't meet your own standards

oldies around, so when everyone else is getting hip replacements from climbing endless stairs, you can sit back, chain saw in hand and have another beer :T or maybe a cup of tea0 -

I based the price on previous properties sold in the immediate area in past twelve months, as well as the bungalow nearby which had just gone on the market through an agent, so easy really. I ended up taking 97% of the original asking price, I was happy with this as I had no agent fees?
I don't know why, but the other property has had only two viewings in total, yet they are on Rightmove. I asked all viewings and enquiries how they came to know the property was up for sale so I could learn and add anything they felt was missing, such as bus route link, Radon report? Purely as we live in the Peak District and someone raised it as a possible issue, but it wasn't and the report showed it, all in all an interesting time, but pleased its over and now just taken the sign and wooden pole to the tip:)0 -

Estate agents commission of 1.5% on, say, £200k: £3,000, plus VAT: £3,600.
Equal amount of stress as it's still selling a property at the end of the day, even if an agent does some of the leg work, and in the current market the lost interest would be in a similar ball park unless the agent managed an instant sale. Many agents even charge extra for conducting viewings.0
