    Sorry but I don't understand why you think you've been treated badly. Buying/selling property IS a gamble with one party trying to get as much as they can, the other paying as little as they can. That's the way it works. Your gamble was that the 'other buyer' didn't exist. You were wrong and you loss, but you could have been right and got your deal.

    The only reason why the agent is being all apologetic to you is not because they think you were treated badly, they couldnt' care less who gets the property in the end, they just want to keep your custom.

    We didn't think we had been treated badly. We just thought it wasn't very professional to contact us with an offer of selling for an extra £1k and to then call directly back with a change of mind.

    But that is the vendor's decision not the estate agents, they are quite correct on that.

    Why not if the other buyer decided to match their offer? Remember, the agency doesn't work for you but for the seller. They will get their money from them, so their role is to try to get the best price for the property of the client that will pay them.

    The commission on an extra £1k is of no significance to an EA. As its not even covering the cost of their time.
  • Here's another update...

    It's been just over a week since our offer was rejected and we've now received several voicemails and e-mails from the EA asking us to please call them back with regards to the property we were originally looking at.

    My partner called the EA who said that the sale of the 'other buyers' property had fallen through (quelle surprise!) and the sellers wanted to know if we were still interested.

    We discussed it at some length and decided that we would make them an offer, but as they were now playing on our court we would make the rules. I advised the EA that we would offer £245k (£5k under asking price and £2k under our last offer) and this was subject to survey and removal of property from market. I explained that my offer was valid for 7 days due to us finding another property of which we had already put in an offer (nothing like some false pressure selling lol).

    I've just heard back that our offer has been accepted! :j

    Sometimes these things are meant to happen for a reason. We had a buyer pull out just before exchange. Annoying though it was, we sold to somebody else for a higher price.
