my wife and i own our own home on a council estate, we have a mortgage with about 40k outstanding and the house i think should be worth about 85k.
recently we had some severe problems with neighbours, leading us to move out with police protection and the house to be boarded up, returning is not an option as we value the safety of our children and ourselves.
We returned once to collect our belongings and are currently in rented accommodation, in another town, 6 month lease at £500/month, but still have our £230 mortgage and insurances to pay.
We did consider renting the house, but would rather a clean break.
As we left 2 large windows were put through, as we packed we left some wardrobes and a lot of "junk" in the loft (maybe a large skipful) as we were pressed for time and space.
So - the question for anyone who might know, how much will the boarded up windows and missing glass affect the value, would it be worth paying someone (though we have no money) to remove the boards, replace the glass and remove the rubbish or it it likely to make so little difference to the value as to not be worth it? We cannot, ourselves, do any of the work without police presence and death threats.

Boarded-up windows, broken glass and rubbish would be a massive red flag for me! The problem is you are going to have to write about the problem with the neighbours on the seller's form which is going to put a lot of people off.0

If you must sell, you are probably not looking at getting anywhere near the 85k, if you're in an area where supply outstrips demand. Buyers are not going to buy something they feel wary about in today's climate. Your best hope maybe trying to cut your losses and cover your outstanding mortgage, maybe through selling at auction or by pricing very low, so some investor sees it as a bargain.0

So sorry this has happened to you, could the council's antisocial behaviour unit and police not take action to evict the culprits? Would a housing association or council repurchase given the issues? Have you contacted your MP and ward councillors?
I wouldn't touch anywhere boarded up and you will have to declare any neighbour disputes as part of the conveyancing. Agree your best bet is auction. thanks for the replies. police have contacted the council regarding their tenant, regardless of the eventual outcome we'll never feel safe there again so returning isn't a possibility. getting tenants has been thought about, but, despite the issues in actually unboarding and clearing the house we worry that as the house would remain ours the neighbour could put a window through each week, knowing we're the ones to pick up the bill for it.Utinam logica falsa tuam philosophiam totam suffodiant.0
