    sorry its a C0 alarm and it might just save your life
    In the next couple of years you will not be able to rent out properties which have a G or H rating on the EPC
    Does it not make sense to provide a warm, well insulated property to your tenants ?
    will it not save the tenants from fuel poverty?
    Good security ?
    It is not compulsory but it shows you care about your tenants and want to provide a decent property which is safe to live in.

    Letting Agent gave me back my deposit and first months rent, after finding out the heating engineer that did the Gas Safety Certificate had his gas safety registration withdrawn and the Letting Agent must have known as his price was cheap..surely if they cant even check that safety point then what hope is there for any potential tenants...

    I looked on there website and took the address of a couple of old properties they had let and went to see them today...
    both tenants felt let down by them, promises of repairs had not materialised, one had not had there deposit protected...the other was told they had a right of access to the garage at the back of the property only to find themselves embroiled in an awful vendetta from there Landlord and the next door neighbour....I give up, I know Im an idiot for not checking out more things,,we live and learn, my father has now got the bit between the teeth re this Letting Agent and the Enviromental Health said they will look into this...

    Im back home with my tail between my legs, feel a right twerp and out of pocket financially, my dream of Xmas in my own place in front of a lit woodburner is in pieces:o:o

    Now am treading warily...having to do overtime to get some more money behind me....goodness knows I thought this would be easy...

    Potential first time renters make sure the property is al that the LAgents say it is...behind that too good to be true property might be something else....and Im sure one day soon I will have my own place but it wont be through no lying Letting Agent thats for sure...

    Once again thanks for listenng to my woes ...:p

    Why are you out of pocket, credit checks and referencing? If so write to the agency and request a FULL refund, the landlord had to release you from the tenancy because the property was unsafe not you. That money was paid in good faith. Copy to the landlord if you have their address on the tenancy agreement. If you get no response send a 'letter before action'.
