Anything on that side of the M11 & A14 is Cambridge to me :D

Although I was initially very averse to the idea I'm now thinking a lodger wouldnt be a bad idea at all. The +£400 pm (presumably) would make it easy to get to 75% LTV in 2 years. I wouldnt have to scrimp much if any
In a 3 bed 2 bath place it wouldnt be that much of an inconvenience either ...

You've little to lose IMO, if it doesn't work out you can ask them to leave. You'd get the most money and (hopefully) privacy if you let the largest bedroom. If you don't need the money you could be picky about your lodger!

In for a penny in for a pound ... two lodgers would be even better. Edit: I see HMRC will then tax me at 40% over £4250 pa :mad:

With two lodgers it would have be a no brainer but with one its more marginal. I could still do it in two years alone with tea-bags-on-the-washing-line scrimpology. :rotfl:
