Do you always get a discount if you are a cash buyer?

I think a cash buyer is one of the factors to take into account when considering an offer. More than the cash, the absence of a chain is attractive, especially if the vendor is in a hurry.
Whether this would translate into the vendor accepting a lower offer will depend on the circumstances and the particular vendor.
We recently accepted an offer only 2% under AP. The agent said the offer was high because we are going to rented, which was attractive to the buyer (there is a chain of 7 properties), and everyone wants to move before Christmas (although I have my doubts).
Around the SDLT thresholds being a cash buyer may also be an advantage as the vendor may well get offers around the same amount and all other things being equal, a cash buyer can move more quickly.It is a good idea to be alone in a garden at dawn or dark so that all its shy presences may haunt you and possess you in a reverie of suspended thought.
