Conveyencing costs

Hi
My daughter is buying an ex local authority flat in the west midlands for 60,000 pounds.
We are using the solicitor we used 7 years ago so didn't ring around or quotes :(
She is a first time buyer
They have quoted £440 for their costs so plus the VAT and searches etc it's £770
This seems high to me or is this average just for buying?

    Seems reasonable to me but it varies from area to area, why not make some calls and get quotes now? Does your daughter understand all the implications of purchasing a leasehold flat, particularly an ex local authority? Does she understand how much major works can cost if the council is minded to improve the building in a few years?

    Sounds very cheap - will they have time to explain things properly?

    For instance:
    Does your daughter understand all the implications of purchasing a leasehold flat, particularly an ex local authority? Does she understand how much major works can cost if the council is minded to improve the building in a few years?

    I've just had to ring a few solicitors where I live for quotes and they all said the top £700s so that sounds average to me.

    Have you looked carefully at what that includes/excludes?

    Often, the cheaper quotes, like this one, then hit you for 'extras' which are hidden in the terms and conditions. eg SDLT form completion, professional indemnity insurance....

  • Ha! The cheapest in Macclesfield was £1040! Found a firm in Leigh who cover Cheshire and got it for £740...so happy with that.
