Offer on a maisonette

Hey,

We have found a potential flat to buy, and we are going back for a 2nd viewing this Saturday.

If all goes well, we would like to put an offer on it.

We have a mortgage advisor in place, and know how much we can borrow. The only thing is that my 3 months probation at my job doesn't finish until the 21st of November.

If we put an offer in do you think they would wait until next month until we can proceed? I.e how fast does everything move?

    I am still on my probation period at a new job but it doesn't appear to be causing any problems with my mortgage.
  • We haven't yet applied for the mortgage (on the mortgage advisors advice), and were waiting until the 21st next month so we are all ready to go.

    Given that you currently have no finance to buy the house I guess your offer would not be accepted. Sorry.
  • I'm assuming that you do have a deposit. Why is your advisor suggesting waiting til your probations ends?

    Did you have a period of unemployment before this job? I had only been in my job for a few weeks and have a 6 month probation and I don't believe that my situation is exceptional in any way.
  • Yes we have a 15% deposit in place. We were told by him that our options will be better when my probation ends, as some lenders prefer people to be out of this period.

    Have you bought somewhere then?

    We just want to know if we can put an offer in even though my probation ends in 4 weeks or so. Our mortgage advisor said to put an offer in on a property and then we would start the mortgage process.

    You can put in an offer whenever you like. You will probably annoy the vendors if you are not willing to have a survey done within two weeks, if you are intending to use the lender's surveyor to do the valuation and your own survey then you have a problem. It might best to be honest with the vendors but putting your offer to them in writing, state that you have an MIP and deposit, are willing to instruct solicitors and start searches immediately but do not intend to have the survey done until you have finished probation at work in four weeks time. You are unlikely to get the best deal whilst you are not in a proceedable position however.

  • That's good advice from Firefox and if you love the flat then it's a way to go about it. I agree that you would have to show some signs of being a serious buyer eg. start searches.

    With regard to my own personal situation, nearly - waiting for last bits to be sorted before exchange. But haven't had any problems with mortgage lender due to still being on probation for my job.
