Yes, ask your sister in the first instance! Secondly check with land registry they have your correct postal address and ask them when they wrote to your address to inform you of the Welcome Finance charge, they may have only written to your sister at your address. If your sister says the debt is nothing to do with her read the land registry website for more information and guidance

The first two are actually one charge - your mortgage. The third and the restriction sound as if they might both relate to a debt your sister has with Welcome Finance and they have put a charging Order on the property because she is not paying.
This will be against her share of any proceeds. If there are none, they will not be able to enforce their security.
I feel better now that I know I am only looking at one charge rather than two and will try to get to the bottom of what is going on.
Is it really true that there is nothing they can do if there is no equity in the property? For obvious reasons I want to sell now and end all financial ties with her - can I still sell with these against the property?
I have a while until I can sell - as still arguing with the leaseholder for unpaid maintenance fees...... but might start another thread about that!0 -
Do you mean the freeholder? You and your sister are the leaseholders. if you are in England or Wales read this.
