Extension over garage - best use of space?

I am currently in the process of buying a property with planning permission to extend over the garage giving the master bedroom an ensuite and dressing room.

What I would like to know is whether this is the best use of the additional space. The extension will be 21' x 10' and will be accessed via a door from the master bedroom.

The house already has five bedrooms (four on the first floor plus a loft conversion) so it doesn't need an additional bedroom. It does, however, only have one bathroom at present so an ensuite seems to be a good idea.

It just seems excessive to use a space of 21' x 10' for what is essentially a walk in wardrobe and a shower room.

Does anyone have any ideas for the best use this extension? We definitely want to include a shower room but don't know what to do with the rest of the space.

    divide it in 2 & have half as the en suite & the other half as a study, perhaps accesed via an outside staircase if you want other people in the house to use it

    Cant you make the space above the garage a bedroom (fairly large too!) then make 2 bathrooms out of your old bedroom. So one would be a en suite to your new room, one would be an other family bathroom.

    Or make the old room a bathroom and a study, so it has hall access.

    You'd need to cut a hall way out of the old bedroom, but properly big enough.

    Yes I would make 2 old rooms the bathrooms and the new room a big bedroom with one of the old rooms being an en suite...is thats possible

    Thank you very much for your helpful replies, it hadn't occured to me to use the extension as the bedroom with the existing room either being used as the ensuite or the walk in wardrobe. It makes so much more sense!

    Glad i could help. A bedroom is just 4 walls, so is easy to move about. Bathrooms with running water are harder to move, and no doubt this will also mean you are closer to pipe work to take water from.
