Building new house in rear garden

We have a large rear garden. We are currently thinking of trying to obtain planning permission for a new build in part of the back garden. Existing house will still retain a reasonable sized garden for similar houses in area.
We have been told by an architect that a one bedroomed house, (good sized rooms with own drive) should have no problem with planning permission.
Should cost about £50k to build or should we wish to sell our house with this PP we could add similar amount to the asking price. To be honest, we were just thinking of selling to move but as I knew the garden was large and there is good access for a new build we wanted to ascertain if this was possible and not short selling ourselves to someone who would also envisage the same possibility. Houses in our area are worth c£200k , mainly 3 beds. Big question is, are we limiting ourselves in this present market . Probably only a builder would take this on then? Or a family looking for independent living for a relative? Presuming the one bed house would sell c£130k/£120k after completion, would a builder be interested in that sort of return? Not sure if its worth paying out for PP etc. Do the sums add up as a worthwhile route to take. Once we have paid out fees (not huge in relation to poss return) and applied dont think theres any going back, but will it limit our buyers or make it more attractive to sell? Suppose if we made even c£20k on original price we thought it was worth it would be good for us! But then theres always the chance the PP is declined and could this adversley effect us selling. Any advice please?

    You could always just make an application for outline PP:
    Outline planning consent

    Applications for outline planning permission seek to establish whether the scale and nature of a proposed development would be acceptable to the local planning authority, before a fully detailed proposal is put forward.

    This type of planning application allows fewer details about the proposal to be submitted. Once outline permission has been granted, you will need to ask for approval of the details (“reserved matters”) before work can start. These details will be the subject of a “reserved matters” application at a later stage. You can make an application for reserved matters online via the Planning Portal. Learn more here.

  • Yes, thanks, architect is willing to do this for a fee to see if it looks possible before doing all the work.
  • One worry is about limiting our market and if any
    return for any builder will be worthwhile. Not sure how it works out what they would expect to make. Property under our council had planning permission granted and sold quickly but bigger proposed development on larger garden.

    If you have a plot in your back garden that you can sell with OPP then pop it on plot finder, there are plenty of builders and self builders that will probably snap your hand off for a decent plot.
