5-6 weeks usually minimum to get full approval paperwork back and solicitor ok to exchange. Note that this does not include any hiccups such as digging into payslips in more detail etc.

so would the searches etc get done at the same time? Whats the usual time from an offer being made to completing approx?

Usually they are done simultaneously. No usual time, can take anything from a couple of months to a year! Leasehold tends to take longer, as do lengthy chains. If you want a prompt turnaround contact the estate agent and your conveyancer once every week and ask questions about progress.

  • We have just sorted a mortgage and we are FTB. We went to the bank and got a letter for our AIP there and then (subject to credit checks etc). Then we had a text message a few days later to confirm we had the mortgage subject to valuation/survey. We called them and they did the survey within a few days of instruction (last wednesday) and we had the paperwork with the formal offer on Friday. Took about 6 weeks in total but that was mainly due to us taking our time. Could have been sorted in a couple of weeks easily I reckon.

  • Nationwide offer a DiP, where it appears they credit check you as part of that process. Would that be a soft search? Or does it mean, subject to valuation and the paperwork etc. all adding up, that the mortgage offer is in the bag?
