Shulmans conveyancing?

I received HSBC mortgage offer and used one of its penal firms. The one referred to me is Shulmans. I thought it might be ok due to it has recently received an award on conveyancing. But after I saw some of the posts here, I was terrified.
This was my fourth day with them but I had not received the induction pack and had no idea if my case was actually opened. Countrywide provided me a contact number but I was told this was not the right number and HSBC things should be dealt with by a 0843 number. The person that should deal with my case never answer calls. I tried other 0843 numbers in countrywide's documents, but was directed to answering machine every time.
Anyone has any good luck with Shulmans at all? I want to continue to chase them up and push them, but I don't want to be seen as someone crazy or needy. Anyway, it is at the very beginning and nothing proves they may be inept and incompetent. But what I have read here really worries me because since HSBC told me completion usually is 4-6 weeks I have informed my landlord to terminate tenancy in 2 months time. If completion date doesn't come, I will be homeless with kids and furnitures. shulmans did not mention any expected time for me and there was no one to ask-- simply can't get anyone to answer questions.

You are 4 days in and giving notice on your rented.....
How do you KNOW you will move in 4-6 weeks? What does someone in a HSBC office know about how conveyancing and house moves actually work?
How long a chain are you in? Do you know that? Is the chain even complete? The longer the chain the longer it is likely to take.
OK may be they should have contacted you but after 4 days it is highly likely that nothing has happened yet. They will probably still be waiting for the contract papers from the seller's solicitors.RICHARD WEBSTER
As a retired conveyancing solicitor I believe the information given in the post to be useful assuming any properties concerned are in England/Wales but I accept no liability for it.0 -
I wouldn't give your notice until you have dates for moving. You may have a chain. Or there may be a problem with the solicitor's searches or the property itself (or another in the chain). What if someone else higher up the chain pulls out? Can you withdraw your notice?? I would if you could? If it's taking this long to hear from them I doubt everything will be complete in 6 weeks I'm afraid!First Time Buyer: Mortgage Offered, Searches complete, Exchanged 21/12/2012, Completion 04/01/2013! :beer:0

Are u obliged to use Shulmans? It is at a very early stage and they r unlikely to contact you until they receive instructions from the bank who r not always in a hurry to deal with the paperwork.
If u know of a conveyencer who has been recommended by friends or family than tell the lender and go with your instinct.0 -
We dealt with Shulmans and they were terrible. The person dealing with our case was incompetent and rarely returned phone calls or emails. And then the whole purchase nearly feel through because she went on holiday and didn't arrange for anyone to cover her work. At several points they simply refused to put us through on the phone to more senior members of the team. I have since found out that Lindsey Hodges is the manager of the conveyancing team, and I am just now composing a letter of complaint to her, before writing to the Legal Ombudsman. If I were you I would email her (lhodges@qcas.co.uk) and explain your situation: tell her you have heard bad things about her team and that you don't want the same thing to happen to you. The unfortunate situation is that it seems that conveyancing is little more than a low-earning sideline for Shulmans, and they have more cases than they can handle, being dealt with by people who lack the legal knowledge to do so.0

There is no chain here. The seller moved to a care home and the property is ready for moving in. That is why I was too confident to notice the landlord. It turns out I was too naive.
I eventually received the paper work (questionares) and they charged me for search. I called Shumans, and no one answered phone, as you said. I had to pay a visit in person and eventually got a person to talk with. The bank had already sent paperwork to Shulmans. It seems a little too late to pull out.
I decide to go there in person which may push them a little?0 -
