How long is normal to accept \ decline an offer

Hi

Just wondered what people's experience is with regards to getting a response to an offer time wise ?
Obstacles are things a person sees when he takes his eyes off his goal.

Personally speaking, we have recently offered on two properties. The first wanted to get us into a bidding war, which we declined.

Anyway, we always received a decline or an accept of offer the same day as submitting an offer.

With the house we are purchasing, we spoke to the agents at apprix 10ish & it was accepted by 3pm

If you put it in writing, and include "This offer is open for acceptance up until (Time & Date) and if not accepted by that time, will be assumed to be withdrawn" or similar, you're likely to get a response by the time and date you specify

It varies. I have made offers which were accepted the same day, some have taken a week of going back and forth. I don't think there is a set framework but it is in everyone's interests to get the negotiating done fairly quickly.

When we sold our house we gave reponses next morning, this was two fold.
Firstly because we worked and so could only discuss things in the evening.
Secondly because the first offer and second offer came in at 8.59am on both days so we knew that they were squeezabe ;)

It doesnt hurt to make a buyer sweat a little, but don't get them too dehydrated or you risk losing them if they think you are apathetic about the sale...

As it is, during the negotiation a 2nd buyer popped their head up and made a full asking offer which we accepted

  • I suppose it depends on the vendors and what they can afford. They might have to have a really good discussion and think about the offer before they accept/decline.nlike Andy.m said, they could have been working yesterday. If you're the buyer DO NOT call the estate agents asking what's happening. It will make you look too keen and Will work against you.

  • 24 hours generally, 48 at a push.

If i hadnt had a yes/no by that point Id be withdrawing my offer.

It depends. My first offer was rejected within an hour and my final offer was accepted the day after it was made.
