Conveyancing Solicitor - Recommendations?

I now need a good decent Solicitor after having our offer Accepted. :)

I was looking online came accross http://www.theadvisory.co.uk who mention ConveyQuote.com and CompareAndConvey which do seem to have good feedback.

Have anyone used these?

Any advice much appreciated, we have a meeting set up tomorrow with the Estate Agent and my Bank so need to move quick!

  • Google Solicitors/Conveyancers [Name of your town] and look at their websites and phone a few of them up and get them to send written quotes/estimates. They ought to be able to e-mail them. Have a look at the written material and compare them. Possibly phone some back to ask for clarification -"Why are you charging for X when others aren't?". If you do all that you may well get a feeling as to who you are happiest with.

    Right i need to move fast! the EA has just rang and they won't the Solicitors details! i managed to buy a bit of time saying i'm waiting on a few calls etc but they want me to go with Countryside their in house Solicitors saying it will speed it up and we've had Sales fall through using others!

    Anythoughts on who to use? been looking at FridaysMove online aswell as Conveyquote who came out at £725 which includes ALL fees.

    Where do you live? It's best to ring around and get quotes (as I did). Unfortunately I live in Cheshire and prices ranged from £1040-£2000 (for a house price of £125,000). Friends of ours recently moved and chose a firm in Leigh who cover Gtr Manchester, Cheshire and Lancs and were £840 and gave them a great service! Currently doing our searches and keeping us well informed. If you know anyone who has recently moved speak to them and see what they say. Shop around, and careful using an online company.

    We live on the Manchester/Cheshire border! Sadly we don't know anyone who's moved recently! everyones staying put!!

    Can i ask who you are using? i may end up with a online firm at this rate.

    Ask thr agent to provide details of exactly how many sales they have had fall through from people not using their preferred solicitor.

    Then when they cannot provide one example, tell them to !!!! off and get back to taking the time to pick the best legal team for you.

    Go with a local firm, it's easier to go and see someone in person if they are in town, also you get to see the whites of their eyes.

    You want the legals to represent you and you alone, you do not want them lining the pockets of the vendors EA and solely concerned with seeing the sale through so that everyone get's their slice of the pie.

    Done exactly that after speaking to them on the phone. :)

    Ford Bank Irwin who are 10 mins away and they get a couple of positive Google reviews which is good but not the clincher ( being able to pop in was!)

    Our recent buyers used Ford Bank Irwin, we don't have any complaints, it was a fairly smooth transaction.
    What matters most is how well you walk through the fire
  • We are using a company called TQ property lawyers http://www.tqpropertylawyers.com/

    like I said best price we found and friends recently used them and had no problems. I just called them gave me a quote and breakdown of quote there and then, no messing about like the others did.

  • Also, we gave the EAs and Bank a different solicitor's details (we hadn't signed anything) and then when we found TQ at a much cheaper price just called and changed the details with no problems. If they need some details just give a firm's details then ring tomorrow and change it if need be.
