Subtitles missing from DVD

We recently "unlocked" the region to make it a multi-region player as my DD has a thing about Japanese films, and has just bought "Death Note" 1 & 2, (Only available as region 3) the problem is that on our main DVD player, we just can't get the sub-titles to show, no probs with other films in past.
We know they are on the DVD as when she plays it in out TV/DVD they work the only thing I can think of is a code is missing in the DVD?

Apparently my daughters friend bought the same film and it does the same, the sub titles are there but only show on certain DVD players, is this normal?????Growing old is manditory, Growing up is optional! :j0
