We're (kind of) lucky to be in the position where our tenancy will overlap with completion, so vendors can have lots of time to move.
I don't understand some people! How can they think that it's appropriate to still be at the property after completion...especially after a few days? Do they not secure the property and lock it up then give the keys to the EAs? That's what I thought happened...or am I just being naiive?

And of course if you can't move in after Completion because he has not moved out, you'll have to stay in a hotel won't you? At his cost!0

Would that still apply, as the vendor could, in theory, be classed as a squatter? Just wondering on the legalities with the new laws that came in the other month.0

Everything went shockingly well.
He'd moved out the night before, monies went through by 11am and I had the keys to an empty house.
It is quite filthy but I undertsand moving is stressful so no worries there. Even if he'd compltely cleaned it I'd clean it again top to bottom.
I'm very happy with it and it must be karma because I made the decision that even if he wasn't out by say 5-6pm I'd actually not have a go at him btu instead help him move out. My brother (a religious type!) talked me into that haha.
I hope this thread is of use to others in the future if only it shows that a vendor can be a complete **** for the process but actually be fine on the vital day of completion.
I'd much rather that than a nice vendor who then ends up causing aggro on the last day.
