i wouldn't mind so much if the asking prices came down when it was, and still is, a buyers market. over the last couple of years most homeowners, or estate agents, did not seem to recognise that the market had slumped. but afterall, a house is still only worth what the buyer is prepared to pay..Corduroy pillows are making headlines! Back home in London now after 27years wait! Duvet know it's Christmas, not original, it's a cover.0

We have been looking at the listings, most of the properties we saw alot of the properties had their asking prices come down. Especially the estate agents refuses to acknowledge that the market is slumped.
We now are walking away from a sale as the valuation came back 50 to 75k before the agreed sale price.0 -

And because there's fewer good properties for sale at present, sellers have the upper hand if they're in no rush to sell. They'll just sit it out and wait.

The 'asking price' is a totally different matter to the 'selling price'.
I asked 50 million pounds for my former home :rotfl:- but settled for £2350000 -

I offered £350k for a 7 bed detached in Warlingham and was turned down. So it works both ways!:rotfl:0 -
In my recent experience, the 'desirable' properties in my area (~30% of the market) are selling for more than ever and the less desirable ones are being priced at the same level as the former category but just sitting there, not selling... :rotfl:
And it also seems that not many of these vendors are willing or able to take the hit in order to sell, further exacerbating the problem.
I have been making sensible (imo :money:) offers all summer, but no one wants my money. It is now probably too late/inconvenient for us to move, so an opportunity lost ...0 -

Oh don't get me started we have dropped off 5k on the price of ours and today had an offer £15k lower than the asking price yet other houses are coming on the market for much more now. The house is newly renovated and we have invested around £22k since buying for £143k in 2007 just before the crash we are on for £139.500 and still they want to offer £125k less than 2 beds are going for. Our estate agent said many first time buyers have been in great rented houses so have unrealistic views of what they should be able to afford when buying. They are led by articles in the press and TV shows and in reality have no idea of their local market.
We've had 8 viewings 2 of which want to offer but need to sell. One is calling every few days for updates incase she sells and the other her buyer fell through so shes hurrying to either secure the buyer again ( as selling shared owner ship) or to get a new interested party.
This new buyer is going round town offering £30k less than wanted on most houses trying their luck.
Talk about stressfull. I wish we could move more on price but the house we want they wont drop despite the house they want dropping £18k and us knowing they were going to pay full whack originally. It seems some sellers are greedy too.
