Non student living in a student house

    Well being that you are the only non student you can apply for single persons discount in the house once the other tenants get their exemption certificates. I received mine from my uni the week of registration when I was at uni.

    If you're on minimum wage you may be entitled for some benefits including council tax or housing benefit, but probably only partially.

    I that case if you have not been given an "an address for serving notices" eitheron the tenancy agreement or elsewhere then under Section 48 of the housing act you do not have to pay rent.

    However you will have to pay it all as soon as the section 48'address is provided so you are right to be saving it.

    If you have not been given an address by the landlord "for the serving of notices", then you do NOT have to pay rent. It is usually on the tenancy agreement (but may be given seperately - however it must be given to you in writing)

    See Landlord and Tenant Act 1987 sections 47 and 48.

    But keep the rent to one side - you have to pay it once he gives you an address.

    PLEASE check your tenancy agreement: Does it just have YOUR name on it, or are ALL the names of everyone in the property on the same agreement?

    PLEASE also look at your council website, ot speak to the council, to check if this property is, or should be, regeitered as a HMO.
